We’re looking for either:

property investment & development opportunities to buy


blocks of flats or whole floors within blocks that we can lease on min. 5yr terms.

Alongside our property business we run a residential Serviced Apartment business targeting corporate guests and are currently looking to grow our portfolio. We offer fully-furnished and serviced self-contained apartments for periods from 1 night to several months directly to businesses and their employees.

Our requirement for Serviced Apartments is:

· What – between circa 5No. and 60No. apartments in one location.

· Location – England & Scotland. Most towns considered.

· Lease - ideally min. 5yrs, preferably longer.

· Rents – market rent or close to.

· Mix of units – studios, 1bds and 2bds.

For property investment & development we want:

· Vacant or soon to be vacant retail units. Mixed use buildings are interesting because we may be able to incorporate resi use as an additional profit generator.

· Commercial to resi conversions utilising PD, (preferably where someone hasn’t already got the planning) for between 2No. – 10No. units. So B1 office, A1/A2 retail, or B1c light industrial up to 500sqm.

· Existing buildings suitable for trade counter use circa 3k – 10k sf. Either prominent with road frontage or close to existing trade counter users such as Travis Perkins, CEF, Howdens, etc.

· Buildings suitable for gym or day care nursery use – offices, industrial, etc.

We’ll consider any town within England & Wales, with lot sizes from £50,000 - £5,000,000.

Obviously we’ll pay fees - 2% or £5k, whichever is the greater.
